The index is a territorial comparison tool. It does not determine how much a specific property will earn. Its purpose is to prioritise markets that may justify deeper analysis.

What the Gatavia Map really means.

Does the map show the actual profitability of each municipality?

No. The Gatavia Index compares relative potential using territorial variables. Actual profitability must be calculated for a specific property, including income, expenses, financing, taxation and operating conditions.

Are all Spanish municipalities included?

The cartography covers Spanish municipalities. Availability of individual indicators depends on the statistical sources used.

Why can the housing value be the same in several municipalities?

The appraised value used as a reference often comes from province-level territorial information, so it does not represent the exact transaction price of a specific property.

Does a high Gatavia Index mean I should buy there?

No. A high score indicates a comparatively favourable combination within the variables analysed. The individual property and the applicable regulation must be assessed before investing.

How do I calculate the actual profitability of a property?
